The reason why the fight for low cost housing is complicated is that when houses are sold to new owners, the sale tends to increase the average tax value in neighborhoods. Both owner to owner sales and investor flips force a high number of buyers to bid on the house and this drives prices up higher. It becomes a chain reaction whereas the counties see the higher sales prices and raise the tax value of those homes. Because one house was sold for a higher price, unfortunately it affects the wallets of every other person in the neighborhood. The tax values of the homes increase and homeowners and renters are stuck with paying the tax bill. This basic process is called gentrification.
When an investor fixes up the old or decrepit property and decides to rent that property out, the same situation still occurs, more housing supply enters the market, but it still raises the overall tax value of the surrounding properties resulting in higher taxes. Additionally, the higher property taxes affect both the landlord and the renter. The landlord pays the higher tax bill, but passes on some of those costs to the tenant. In this case, by renting the house the investor gives a renter the ability to live in that neighborhood that they may not have been able to afford if they purchased that home, but some will say that a rental house in a neighborhood will actually decrease the housing supply for a family that wants to purchase that house for themselves. This is the conundrum that most home buyers face, and even if they have the best intentions there may be bad outcomes with every action.

- We limit utility deposits for all residents. In single family and apartment housing, utility deposits for gas, electric, and water. The combination of all these deposits can sometimes make leasing housing difficult for renters, and can sometimes cause renters to go into debt.
- We do not charge deposits for new leases. Unlike single family and apartment housing, our residents do not have to come up with first and last month’s rent as a deposit for housing.
- We keep rent to affordable levels for all residents, and especially for our tenants that are senior citizens, disabled, or on fixed incomes.
- New residents are not subjected to credit checks
Our parks are truly communities where open air and idealism mix with practicalism. In addition to keeping housing affordable, we make sure that onsite park hosts are available almost 24/7 for the needs of our residents. Management is performed at the local level, so most minor problems can be resolved quickly. Our RV communities, on average, are situated on ten acres of land and have residents from all walks of life from construction workers, to teachers, even city officials and doctors.
Some of the communities even have deep fishing ponds where families can fish for Bass, Carp, Catfish, Perch, Bluegill, and even Garr.
